That’s why the Construction Industry Training Council of Washington (CITCWA) contacted James in early August looking to lease 1,500 square feet of office space, which was quickly expanded to 4,500 square feet. James suggested a mixed use building on Road 90 in Pasco, Washington directly next to other construction companies with close proximity to highways, and CITC loved it! The deal brings training closer for Tri-Cities construction workers, and benefits every party involved.

We recently talked about how James Wade and The Kenmore Team helped Top Tree Service purchase a great new property in West Richland, but shortly after Top Tree Service settled into their new location owner Ryan Hone needed to lease his old space. At the same time, Gale Rew Construction was on a tight timeline to relocate but wanted to find the perfect location. Within a matter of days listing Gale Rew Construction signed a 1 year lease with James and Ryan.  The Richland Airport location needed no modification so the Gale Rew crew got rolling right away and both businesses are back to work!

When James Wade began showing his listing at 3180 W Clearwater to Matt Burkhead of Providence Baptist Church Matt’s vision was one step closer to reality, but his timeline was very tight. One of the best parts of Providence Baptist was the way their congregation volunteered to upgrade flooring, add walls, and make the space their own.  Working together saved them money, and James relationship with the landlord helped Matt and the property owner both come out with a win.  The 4-year lease was signed on June 5th and occupancy began July 1st.  To protect both groups the lease has an option to break at 36 months but the tenants would repay the cost of materials supplied for the upgrades.

After 20 years in real estate James relationships with his clients is his most valuable asset. By consistently meeting the needs of his clients, a level of trust is developed that bridges the gap when deals need to be closed, and this deal was no different.

Crossfit Unrestrained is a gym owned by Ken and Audrey Idler in Pasco. At the beginning of this year, they were looking to build, buy or lease space to expand their gym. James helped them search for the perfect location when he suggested the mixed use space being built on Road 90 another client of his was currently developing. Two of the adjoining spaces in that building were already partially built out for another fitness business so the Idler’s could get a head start on their new location. Initially, the space seemed too big for the Idler’s but James worked diligently to make leasing this space work for both the owner and Crossfit Unrestrained. The 5 year lease was signed in early March and the new gym opened in June – HOORAH!

By adding an assistant with experience in both marketing small businesses and property management, Carrie understands what both the small business and the property owner need to succeed. Back in 2015 The Vision Development Group worked with James to find a building with potential for profit. They settled on a 1993-built office building in need of some updates. The building sat in a prime location and was purchased for $300,000 – leaving plenty of budget for renovations and profit.Just two short years later in January of 2017 the group worked with James to sell the updated building for $699.000, but just like every deal comes down to details, this deal needed to close in 2 weeks to accommodate the buyer’s timeline. This is where working with an experienced Commercial Realtor makes a difference. James was able to coordinate all of the documents and moving timeline to close the deal just 14 days later to The Valley Alcohol Council, Inc. – an addiction counseling service expanding to Tri-Cities.

Top Tree Service Expands in West Richland

The seller was an estate and the building was older with lots of old items remaining inside, as well as cars and an old mobile home on the property – but it was the perfect property for Ryan. Despite needing to move the mobile home, turn on and off various utilities in the middle of winter storms, and moving items right up until closing, the transaction closed on time and Ryan was off on his pre-scheduled vacation knowing his business would soon have a great new location with additional rental income.

Modified Site Plan Creates Additional Revenue For Clients
